Woolwich is about much more than just Crossrail on many occasions.

A SITE WITH THE POTENTIAL TO OFFER MUCH MORE
Although currently under-used, the site is in a fantastic location, close to the river, Woolwich’s main shopping area and a whole host of transport links and public spaces.
However, the current layout of the site, including the (now largely closed) covered market, is a barrier for pedestrians. The lack of routes through the site is a missed opportunity for Woolwich and many people simply pass the site by on their way elsewhere.

Consistently tipped as one of the top Crossrail locations for property, what makes it different to others?
Essentially there are a few factors in play here, amongst them the fact that there are only 2 Crossrail stations being built in south east London (an area more affordable than most other parts of London) and vitally that Woolwich has a town centre which was ripe for improvement, some of which has already occurred.
A desirable town centre is vital for the property market not only in Woolwich, but in Plumstead and West Thamesmead as well.
If you have ever taken a walk with me on one of my brief tours then you will possibly remember that I point out the area opposite the Royal Arsenal as a vital part of the town's regeneration, reconnecting the Royal Arsenal development with the town centre.
Known as the Spray Street Quarter the redevelopment of this area has taken a step forward recently with the proposed sale confirmed by Greenwich council and the preferred bidders St. Modwen and Notting Hill Housing holding the first public exhibition of their draft plans.
These plans include:
- A new cinema, something Woolwich has been missing since the Coronet closed years back
- What appears to be quite a large number of cafes and eateries
- A new square
- Flats and townhouses (35% affordable) totalling 600 units
- A gym and nursery
- Offices and workspaces
Whilst I have to admit to feeling slightly sad at the loss of the indoor market, it is, in reality, a shadow of how it was when I used it back in the 80s. Overall I feel that the proposals, for the most part, look decent and should benefit the town centre and as a knock on effect the desirability of nearby housing which can only be positive for homeowners.
